Lake Grundlsee

Lake Grundlsee sits in Styria at the foot of the Totes Gebirge, in the heart of Austria’s Salzkammergut lake district: still water, mountain silhouette, and a tempo that favors private houses over resort plazas. Exclusive Villa Collection opens the lake through Villa Anna: a carefully restored 1930s summer residence reserved exclusively as a whole.

Days follow your own rhythm: terrace light toward the mountains, shore steps away, and a villa concierge who keeps the house quiet for the people you chose to bring along.

Grundlsee is the largest lake in Styria, set in the Ausseerland at the geographic heart of Austria. The water stays clear and cool through summer, the village keeps a working rhythm of boathouses and inns, and the Totes Gebirge closes the view to the north like a stage set. Beyond the eastern shore, the smaller Toplitzsee and Kammersee lie deeper in the mountains, reached on foot and by traditional boat.

Villa Anna suits families and groups of friends who want one address for the week, a milestone birthday in a house that feels lived in rather than staged, and travelers who prefer swimming, walking and long lunches to a resort timetable. Read more on our Villa Anna page, see it alongside other whole houses in Houses for Generations, or continue to St. Anton am Arlberg for Austria in winter. Our Austria guide sets the lake in the wider country.

Why visit

A reason to make the journey.

  • Exclusive-use lakeside living Five en-suite bedrooms and suites, two salons, library with billiard, and a lake-view terrace: the house is yours alone.
  • Totes Gebirge outlook Private grounds and shore just steps away, with the mountain wall as the week’s constant horizon.
  • Cuisine without a timetable Regional produce, private or Michelin-starred chefs, garden barbecues, mountain picnics, or catering aboard the boat, when desired.

When and how

Light, season, and the arrival

Each season keeps its own calendar. We plan the transfer around it.

Best time to visit

When the light is right

June to September is the lake season: swimming from the shore, boats on the water and long evenings on the terrace. Late May and early June bring the Narcissus Festival in Bad Aussee, when the meadows turn white. September and early October are quieter, with clear walking weather and golden larch on the slopes.

Seasonality

When to go

Summer weeks and school holidays are requested first, and the house is reserved as a whole, so a minimum stay applies. Winter stays are possible on request, with snow on the mountains and quiet on the lake.

Airport / logistics

Arriving without hurry

Salzburg Airport is about one hour and twenty minutes by car, and Munich and Vienna about three hours. Private transfers meet every flight. By rail, Bad Aussee station on the Salzkammergut line is around ten minutes from the villa. A car is useful for day trips to Hallstatt, Altaussee and the lakes of the Salzkammergut.

Traveler questions

Before your Lake Grundlsee week

  • Is Villa Anna shared with other guests? No. Villa Anna is reserved exclusively as a whole, so the house, terrace, grounds and staff are for your party alone.
  • What is there to do around Lake Grundlsee? Swimming and boating on the lake, walks to Toplitzsee and Kammersee, the old salt town of Bad Aussee, and Hallstatt, part of a UNESCO World Heritage landscape, about forty-five minutes away. In winter, small ski areas sit within a short drive.
